Chipotle Mexican Grill will open its first D.C. store located east of the Anacostia River, with a new location planned for the Shops at Park Village in Congress Heights.

Chipotle has leased 2,430 square feet of retail space in the shopping center that formerly housed Sun Trust Bank. The Giant-anchored center is also home to Subway, Pizza Boli’s, IHOP and a location of D.C. Public Library, among other stores.

Rappaport brokers Bill Dickinson and Kyle Gamber represented the landlord, WC Smith, in the lease deal. Sean Harcourt of H&R Retail represented Chipotle. The restaurant aims to open by the end of the year.

Chipotle has been expanding to less office-centric locations, opening on Barracks Row in Capitol Hill and near Nationals Park in Capitol Riverfront. But the entry of Chipotle into Congress Heights marks the growth in the neighborhood and in other parts of Ward 8 and Ward 7 in recent years.

The Shops at Park Village, located at 1541 Alabama Ave. SE, are nearby the redeveloping St. Elizabeths campus, including a new entertainment and sports arena. WC Smith bet on the development in the mid 2000s because it was a “retail desert,” but there were incomes and demand that suggested the area could support more retail, said Matt Ritz, senior vice president with WC Smith. Giant has seen strong sales there, he added.
